Arlington VA Waterfront Real Estate For Sale
The Potomac River stretches along the entire eastern border of Arlington, but don’t count on a huge inventory of waterfront homes for sale. For those craving such exclusive properties, it might be advantageous to check out all of the waterfront properties in the entire Washington Metropolitan region.
That said, there are a number of residential neighborhoods along the Arlington coastline and that means waterfront properties, even if the current owners are hanging on tightly. Actual nabbing one of these rare unicorns will likely mean a waiting game.

Where Are Waterfront Homes Likely to be Found?
Starting at the northern part of the county, you’ll find opulent homes high above the river along Chain Bridge Road, near the Arlington/Fairfax border. Continuing south, small affluent communities such as Rivercrest, Bellevue Forest, Riverwood, Dover and North Highland are all in very close proximity to the water.
However, it also must be noted that George Washington Memorial Parkway and its accompanying greenbelt stretch along the coastline, providing a buffer that prevents most homes from having direct river access. Additionally, many of the residential neighborhoods are elevated high above the river—it’s a lot easier buying a property with a water view rather than one with its own private beach.
Further south is the urbanized waterfront community of Rosslyn, once a place where colonial farmers would transport foods across the river to Georgetown via ferry. These days, this popular neighborhood is known more for luxury high-rise condominiums, and as the gateway to the red-hot Rosslyn-Ballston Corridor.
Even if you can’t have an actual home on the beach here, very high-end condos for sale such as Turnberry Tower and The Waterview boast some of the most spectacular views in all of DC Metro. Residents’ balconies at these condominiums are hot-ticket locations when it comes to viewing Fourth of July fireworks over the river.
More About Waterfront Homes in Arlington
Waterfront properties in the Arlington area don’t have to be located on the Potomac River. The terrific Lake Barcroft community is technically in Fairfax County but very close to the Arlington border. Here you’ll find a delightful collection of homes with lake-front access, including a number of stylish mid-century modern properties.
Also, consider the luxury high-rises in Pentagon City and Crystal City. These are very close to the river and many offer fantastic views from balconies and through floor-to-ceiling windows.
