Franconia, VA Homes For Sale
The popular suburb of Franconia is located in the southwestern part of the greater Alexandria area. This is also part of Fairfax County. The community is typically associated with Springfield and Kingstowne. In fact, Kingstowne was originally a subdivision of Franconia before splitting off to form its own census designated place (CDP).
Like many parts of the Washington Metro region, Franconia has a lengthy history, dating all the way back to a huge Colonial land grant. But despite the eventual arrival of the railroad via the Franconia Station on the Richmond, Fredericksburg & Potomac Railroad line, widespread residential development was slow to come. In fact, it wasn’t until the 1950s that a concerted building boom occurred. Growth was further fueled by the completion of the Franconia-Springfield Metro Station in 1997.
The modern-era evolution has resulted in a mixture of property types with detached single family houses, condos and townhouses for sale. It is similar to Kingstowne in this way, a contemporary bedroom suburb offering pleasantly upscale properties and a lot of local amenities, not the least of which is the convenience of Metro rail transit combined with the nearby I-95/395 and the Capital Beltway.
Single-family houses include both mid-century forms such as Ramblers and split-levels, a variety of Colonial subsets, Cape Cods and newer construction with traditional designs, such as custom “farmhouse-style” dwellings with the signature front porches and open interior floorplans. There’s a decent inventory of active listings in Franconia, with apartment-style condos starting in the mid-200s, townhouses ranging from around $300,000 to $650,000 and houses generally ranging from the mid-six figures to over a million dollars.
With plenty of parks and ponds, and local businesses as well as malls and town centers in both Springfield and Kingstowne, this is a transit-oriented community that is continuing to grow in popularity as more and more people look to escape densely populated urban centers in search of a different lifestyle.
