Capitol Hill Neighborhood Information

How old is the Capitol Hill neighborhood? George Washington laid the cornerstone to the original Capitol building back in 1793. The elevated location at the east end of the National Mall was selected by DC’s original planner—French architect Pierre Charles L’Enfant, who described the site as “a pedestal waiting for a monument.”

Capitol Hill Real Estate at a Glance - Washington DC

These days, the platitudes aren’t as lofty but Capitol Hill real estate prices certainly are—homes for sale on the Hill start around $240,000 for a “loft unit” the size of a walk-in closet and climb well into the millions. That’s not to say there’s no middle ground—you can actually find a lot of lovely residences in the solid mid six-figure range. Unlike some of DC’s sought-after suburbs, the inventory in this still-beating heart of Washington is surprisingly well-stocked.

Capitol Hill FAQ’s

Frequently Asked Questions

Q: Was Capitol Hill the very first neighborhood in Washington, DC?

A: Capitol Hill is one of the first neighborhoods to be developed after the passing of the Residence Act in 1790. The area was previously known as Jenkins’ Hill, a parcel of wooded land dating back to a 1663 land grant. Construction of the U.S. Capitol Building began in 1793.

Q: Was Capitol Hill only intended for government buildings during that early era?

A: While the U.S. Capitol Building and other government offices received the most public attention, there were also residential buildings in the neighborhood. Some remain today in the Capitol Hill Historic District, including The Maples (aka the Friendship House) built between 1795 and 1796, and George Watterston House, built between 1802 and 1819.

Q: What is the housing market like today on Capitol Hill?

A: Lovely old rowhouses account for much of the residential real estate market on Capitol Hill, but you will also find a historic school that has been turned into lofts (Bryan Lofts), a former convent (Landmark Lofts) and even a few newer luxury condominiums like Butterfield House

Q: Is Capitol Hill a walkable neighborhood?

A: This historic neighborhood is fun to explore on foot, with small urban greenspaces, the legendary Eastern Market, and lots of popular restaurants such as Ted’s Bulletin, Matchbox, Barrel, Mr. Henry’s Restaurant, Beuchert’s Saloon, and Ambar Capitol Hill.
