A Brief History of 14th Street Corridor

Also spelled “Fourteenth Street”, the corridor dates back to DC’s early days as a primitive route into the Federal City, later expanding into a major thoroughfare and streetcar line. Its historic district features rare ante-bellum buildings, brick Victorian architecture and striking examples of Queen Anne and Romanesque Revival structures built circa 1900. 14th Street transitioned in auto showrooms, stores and nightclubs during the 1940s, went through blight and decline in the 1970s and 1980s. In recent years, however, it has become a showcase for new development for both commercial businesses and homes for sale.

About DC's 14th Street Corridor Neighborhood

The Greater 14th Street Corridor is a primarily residential area surrounding the commercial strip itself. Don’t think a couple blocks difference will mean cute cottages though—the entire area is urbanized from Victorian row houses on the side streets to mixed-use buildings with lofts over retail on the main drag. Homes and condos for sale in 14th Street Corridor start in the very low six figures and for that you’ll get an efficiency unit measuring around 300 square-feet. Prices climb well into the millions for entire row house buildings.

Amenities & Attractions in 14th Street Corridor, Washington DC

Those living in the neighborhood have a wealth of amenities—the introduction of a Whole Foods market in 2000 helped stimulate a revitalization that now includes countless trendy restaurants, live theatre, art galleries and upscale retailers. From lofts for sale like the Lock & Electric—formerly the old Lionel Train Store—to some of the best historic row houses in DC, the 14th Street Corridor is one of the hottest real estate markets in Washington Metro.

14th Street Corridor Real Estate For Sale

To say that 14th Street in Washington, DC is a neighborhood in transition, is only saying a little. This major corridor, running from the 14th Street Bridge, all the way north to Eastern Avenue, has been front and center in the news lately. While stretches of the street have been under development for several years, a one-mile stretch between Logan Circle and U-Street has been especially busy as of late. With towering cranes and heavy equipment lining the stretch, old buildings are coming down and new ones are going up. By the time it’s said and done there will be an estimated 1,200 additional units of housing and an even larger amount of space dedicated to shops, restaurants, entertainment and other commercial use. To learn more about 14th Street Corridor homes for sale in Washington DC, start browsing the MLS listings above.

From small to giant, new projects are in the works. The former Lionel Train Store is undergoing a five-loft condo conversion over ground-level retail by CAS Riegler at 1324 14th Street. A couple of doors down is the Bentley, a 53-unit structure currently going through design changes. The old Central Union Mission in the 1600 block is planning for condo conversion and then there’s the 125-unit District Condos at 14th and S-Street as well as the Louis, a massive 14th and U-Street project that will deliver 267 apartments and 42,000 square feet of retail use in 2013. These are only a handful of projects in various states of completion and one common denominator is the speed with which they’re going up. Add trendy clothing boutiques, hot new restaurants and art incubators and this area is teeming with energy.
Like most parts of the downtown DC area, 14th Street is a mixture of old and new. The Greater 14th Street Historic District features Gothic Revival and Victorian architecture with well-known structures such as the Luther Place Memorial Church, built between 1870 and 1873. The recent development boom has been restoring old buildings as well as completely razing some. The overall look is a tasteful blend of modern and traditional styles, rendered by some of the nation’s top architects. What was once a street known for automobile showrooms has become home to theaters, art galleries and nightclubs in recent decades. Current condos for sale begin around $350,000 and soar well into the seven-figure range. As for new residences, planners have been combining condos and apartments in an effort to better service a growing and vibrant community.
