SOUTHEAST WASHINGTON DC REAL ESTATE

Looking for a home strictly in the SW Quadrant of the District of Columbia?

Capitol Hill is considered the epicenter of Washington, DC, and for that reason, the innermost corners of its four quadrants meet at the Capitol building. Actually, to be more exact, the quadrants radiate out from the precise location of a medallion that can be found in the Crypt under the Rotunda of the Capitol!
As a result, you’ll notice that parts of the Capitol Hill neighborhood are mentioned in each of these quadrant profiles.

Additionally, SE Washington DC homes for sale are bisected by the Anacostia River. On the western side of the river you’ve got a portion of Capitol Hill as well as Capitol Hill East. There’s also Near Southeast, Eastern Market and part of Lincoln Park.

Perhaps the most noteworthy neighborhood on southeast Washington DC however, is the Navy Yard. Once the nation’s largest military ship building facility, the Yard eventually turned to armaments manufacturing and was later downsized to administrative offices. By then, nearly two centuries of industrial pollution had fouled the river, and the area itself was rife with urban decay.

In recent years, the Navy Yard has undergone a stunning transformation with a river cleanup, parks, walking trails, upscale mixed-use condos for sale, restaurants, shopping, the MLB Washington Nationals Park and much more.

More on Homes For Sale in SE Washington DC

Crossing the river, you’ll find the aptly named Anacostia, along Historic Anacostia. Originally developed for Navy workers, the community went through an era of decline but has rebounded with affordable row houses, duplexes, bungalows and even some larger Colonials. The stock of Craftsman homes and row houses for sale is noticeably lower now, than during the first years of Anacostia’s resurgence.

Other communities on the eastern side of the river include Bellevue, Benning Ridge, Fairfax Village, Fort Davis Park, Fort Stanton, Garfield Heights, Hilldale (not to be confused with Hillandale in DC NW), Hillcrest, Penn Branch, and Woodland.

Much of SE is in DC’s Ward 8—considered to be one of the District’s most economically challenged areas. Neighborhoods are transitioning more slowly here, with some of Washington’s lowest-priced properties, as well as low-income rentals.

That said, Hillcrest, which is actually in Ward 7, is considered one of DC’s better kept secrets—a pleasant suburban community with a higher elevation than its neighbors, and located near the Maryland border. With larger than average lots and with a lot of brick construction, this is where DC’s Mayor Vincent Grey lives.
