Where exactly can you find real estate for sale in NoMa? North of Massachusetts Avenue is where—it’s both an acronym and the site of one of Washington’s fastest developing neighborhoods. If you’re driving around Washington DC and wish to check it out, just head north on North Capitol Street from the Massachusetts Avenue intersection and take a gander at all the construction cranes and new buildings as you sit in a snarl of traffic.
This part of Washington Metro was once an Irish working class neighborhood. The arrival of Union Station bought a new era of commercial development, including warehouses and packing plants. By the modern era, however, it had become a desolate swath of urban decay. In 2007, the City Council established the NoMa Business Improvement District, resulting in a vibrant blend of new condos for sale, renovated row houses and old historic apartment buildings and plenty of retail opportunities. NoMa Neighborhood Information
While NoMa has been percolating since around 2000—when XM Satellite Radio established headquarters here—residential growth is still evolving. Commercial developers have been putting a great emphasis on marketing to renters, with more than 1500 new apartments constructed over the past year. Meanwhile, prospective buyers are watching closely to see if some of these upscale mixed-use developments will become condos for sale, rather than just rentals. Other neighborhoods in the area include Eckington to the north, Near Northeast to the east, Capitol Hill to the south and Mount Vernon Square to the west.
NoMa Real Estate at a Glance - Washington DC
There really aren’t any single-family homes for sale in NoMa. Instead, it’s row houses that make up the largest segment of buyer options. And while there are a number of new residential developments in the works, many are geared toward office space and apartment rentals.
For now, condos for sale start in the low six-figures and quickly climb, topping out at around $1.5 million. There’s a lot in the way of emerging retail and amenities, including a recently built Harris Teeter, a Walmart Supercenter that concentrates on groceries, restaurants and bars, a Bikram Yoga and a Bike and Roll. And while much of the neighborhood seems to be under construction, there’s still fantastic old row house homes for sale in a variety of Colonial and Victorian styles.
