Herndon, Virginia, a town with long-established roots, continues to evolve with a sustainable expansion of new homes for sale. This follows a trend that is becoming increasingly prevalent as real estate inventory shrinks and prices skyrocket inside Washington, DC itself. The solution for many is simple—head to Virginia and Maryland suburbs where there’s less congestion, a high quality of life and homes for sale that offer a lot of value.
Located in upper Fairfax County, the community of 23,000 residents was named for a famous naval explorer—Commander William Lewis Herndon. The town was settled in 1858 and incorporated in 1879 and is the largest of three actual townships in the county. Herndon began to expand after the end of the Civil War as soldiers and their families began dairy farming. The modern population boom began in the 1970s and you’ll find a lot of homes and condos for sale that were built from that era forward.
Currently, new expensive custom homes for sale are being added gradually, complimenting an innovative approach to commercial growth in the town’s downtown area. According to Mayor Lisa Merkel, Herndon is aiming to be the “next generation small town” as it prepares for the arrival of the new Metro Silver Line in 2018. There is even a slogan, adopted from the last two letters in Herndon: “It’s On” will be used in a variety of marketing activities—on t-shirts, signs, murals and the web, heralding everything from new restaurants to the town’s Friday Night Live concert series.
Herndon’s economy includes both local businesses and a strong presence in the Dulles Technology Corridor with notable employers including Boeing, REI Systems and Booz Allen Hamilton. Planners feel that the new Metro option will add an even stronger commuter presence, including those who work in the nation’s capital. Condos for sale make up about one-third of all properties and start at around$185,000 for small units and climb into mid-six figure territory for upscale townhouses.
It is the detached single-family homes for sale that attract the most attention in Herndon, however, including late nineteenth century farmhouses, Ramblers and Split-levels, a variety of Colonials and even some modern Craftsman-styles. The upper tier of the market is dominated by large custom homes for sale on oversized lots, with prices reaching past the million dollar mark. With reasonable prices and smart-growth planning, this charming suburb is well-positioned for the future.
