Sales and open houses are underway at the Pierce condominium in Arlington. The 27-story luxury tower is still under construction, and is just one of three planned high-rise housing buildings in the ongoing Highlands development. The other two glass towers will be named Audrey and Evo. When completed in 2121, there will be approximately 884 residential units along with 40,000 square feet of retail space.

For now, one, two and three-bedroom units at Pierce are available for purchase, measuring between 1,266 to 2,403 square feet in size, with current prices ranging from the $900s up to nearly $3 million. There will be around 104 condos in the Pierce tower, with an anticipated delivery in Fall 2021. Interiors will feature wide-plank hickory hardwood flooring, open space designs, giant windows offering amazing cityscape views, large private balconies in most units, heated master baths and chef-inspired open kitchens with quartz counters, Snaidero cabinets and Thermador appliances. Wine coolers are included in every unit, while select residences will also have direct elevator access.

Units that are currently for sale reflect a wide-range of floorplans, starting with a one-bedroom plus den model with two full baths and 1,270 square feet of space; and ascending up the scale of sizes and prices with two and three-bedroom models. As for building amenities, there are plenty, with a rooftop entertainment terrace with outdoor dining, a resort-style swimming pool, a two-level state of the art fitness center, 24/7 front desk with concierge and white gloves treatment, a club room with bar, a private meeting room, mail room, package center, bike room and secure parking.

Penzance, the developer for The Highlands project describes its name as “a nod to its geographic location at the top of the hill at 1555 Wilson Boulevard, near the newly redeveloped Rosslyn Highlands Park.” The Pierce component is positioned at the crossroads of Pierce Street and Wilson Blvd in the heart of Rosslyn. The neighborhood has been going through substantial changes, with Arlington County planners collaborating with local residents and business leaders in order to further the walk-friendly, live-work-shop-play experience. 

To that end, some historical context is due. Rosslyn was once known as a rough-and-tumble waterfront with saloons, gambling halls and a ferry that would transport farmers across the Potomac River to Georgetown, in order to sell their produce. During the early 1900s, a morals campaign ensued, clearing Rosslyn of its more notorious elements. Once the cleanup efforts were complete, a new era of residential development began in a series of villages with Rosslyn as the gateway. An electric trolley was integral in the growth of fledgling neighborhood. In the 1970s, a new era began with the arrival of Metro stations in Rosslyn, Courthouse, Clarendon, Virginia Square and Ballston.

Today’s Rosslyn is still known as the Gateway to Arlington. The Highlands development will be just steps from the highly popular Rosslyn-Ballston Corridor with its multitude of restaurants, bars, high-end shopping and entertainment. Residents will be just minutes from the Rosslyn Metro to the east, as well as the Courthouse Metro to the west. And, whether it’s a daily commute by rail or by automobile, or just the occasional black-tie evening event at the Kennedy Center, Washington, DC is right across the river via the nearby Key Bridge.
