When photography changed the outcome


During the peak of summer, while I was on vacation, an email came through that immediately stood out: “Hi Andre, I’m preparing a private listing for our mid-century home, and your work, especially your focus on design-forward homes, really stood out. We’re aiming to list the home at a premium of about $400,000 over valuation, as it’s a truly distinctive property with immense long-term potential.”


It was bold. Neighborhood sales topped out around $1.1 to $1.2 million, meaning they were seeking nearly a 25 percent premium. Ambitious, but sometimes ambition comes from knowing you have something rare. My job wasn’t to shut that down; it was to understand it, see the home, and determine whether its design and story could support that kind of value.


When we met, I understood their pride. The home was a pure mid-century specimen, with geometry, materials, balance, and light in perfect conversation. But traditional real estate marketing wouldn’t reach the audience who would understand it, and going straight to the open market risked accumulating days on market that could undermine the price.


So we built a design-led strategy. Architectural photography anchored the approach: precise angles, editorial compositions, and imagery that conveyed proportion and intention. And instead of using a traditional launch, we placed the home as a Compass Private Exclusive to quietly reach the right buyers without public exposure.

Not every home should be photographed the same way. A modernist glass structure demands a different eye than a mid-century post-and-beam, just as a contemporary urban loft tells a different story than a restored Brutalist townhouse. Each requires its own visual language and rhythm.

My approach begins with understanding the architect’s intent and the emotional core of the space. We collaborate with photographers who specialize in architecture and design, not just real estate, to ensure every image speaks to the home’s integrity. With 12-foot ceilings, a kitchen that resembles a subdued art installation, and a saltwater swimming pool with cabana, this property is a true showcase.


OVERLOOKING ROCK CREEK PARK



Designed by Marshall Moya, the visually striking home at 2815 Woodland Drive overlooking Rock Creek Park in Washington’s Massachusetts Avenue Heights neighborhood was recently listed at $14,500,000. This unique five-bedroom property with eight baths and 14,697 square feet of interior space has a style that melds modernism with Deco influences, such as the curved roof overhangs. There is a 20-foot tall Great Room, multiple levels of contemporary design, a sleek temperature controlled wine tasting room, a large home theater with terraced leather seating, an exercise room with full bath and sauna, a heated saltwater pool with infinity waterfall, incredible outside lounging areas, and an eight-car garage.


AN ENGLISH COUNTRY MANOR HOME IN MCLEAN



Not all designer homes are modern in nature. Take for example 1937 Birch Road in McLean, Virginia, currently under contract after listing for $5,400,000. Originally built in 2006 and designed by Rob Morris, the 12,640 square foot mansion on two acres of lush land offers an English Country Manor design with wood shingled gable roofs and soaring 18-foot ceilings. There are eight bedrooms, 7.5 baths, and a separate 100 year-old renovated guest cottage. This is an estate meant for entertaining, as well as quiet retreat, with numerous rooms and suites spread out over multiple levels, along with balconies, terraces, a sparking swimming pool, gardens, and expansive lawns. The home presents authentic Old World charm, incorporating centuries old, renovated details that have been repurposed from other manors.


INSPIRED BY BAUHAUS AND NEWLY REVAMPED


A recent sale in Bethesda, Maryland merges early and current modernism for an incredible overall package. This Bauhaus-inspired classic at 5216 Abington Road was designed in 1933 by New York-based architects William Huntington and Robert Hutchins. Affectionately dubbed “Ringside” by the original owners, the 2.6-acre estate overlooking the Dalecarlia Reservoir and Washington, was recently renovated by Richard Williams, resulting in a sleek and sophisticated home that furthers the unity between nature and interior spaces. The 7,427 square foot home with six bedrooms and eight baths sold in March 2023 for $8,450,000. Five of the bedrooms are brand new, with other features including a stunning minimalist kitchen, a saltwater swimming pool, a pool house with a climate controlled gym, and tennis courts.


NEW CONSTRUCTION IN OBSERVATORY CIRCLE


With stone-and-stucco cubist sections coming together to form a triangular, this modern home at 3612 Massachusetts Avenue in Washington’s Observatory Circle is a rare example of new construction in a historic area. Developed by Hashim Hassan of INLE Development and designed by architect Douglas Soe Lin, the property is the result of a teardown of a 1954 brick Rambler. This absolutely stunning home uses locally sourced rock to fashion a stoney exterior paying homage to the nearby Washington National Cathedral. The 6,000 square foot house with five bedrooms and 7.5 baths was completed in 2022, ultimately selling for $4,500,000. With four levels of living space served by a glass elevator, the distinctive residence is topped off by a giant rooftop terrace with parquet wood floors, offering direct views of the cathedral and the city.


ROBERT GURNEY'S RECREATION IN SPRING VALLEY


Based in Washington, DC, Robert Gurney is one of America’s best-known architects. His firm handles both brand-new creations and notable remakes of existing properties. The house at 5063 Overlook Road NW in Spring Valley was originally built in 1954 before being reimagined by Gurney as a refreshing blend of traditional and contemporary ideals. Using materials such as limestone, teak, beech, and rosewoods, the construction team delivered a residence with massive main level windows providing a natural transition to the leafy and well-manicured exterior grounds. Wooden wall treatments, a Euro-styled gourmet kitchen reminiscent of a modern restaurant, incredible sleeping quarters, and a lap pool inside an atrium-like setting, are just a few of features of this memorable home that sold for $3,850,000 in 2022.

It is one of the nation’s enduring visitor destinations as well as a favorite place to live, work and play. Located right on the western banks of the Potomac River, Old Town Alexandria is the historic seat of the City of Alexandria. With its scintillating blend of antique homes, upscale shopping boutiques and top-rated restaurants, it’s certainly a delightful place to spend the day, and/or evening. But those who come to pay a visit, often wish they could stay for good.


Alexandria was founded in 1749, raided by the British during the War of 1812 and saw significant action during the Civil War. Today, there is an ongoing and highly interesting dynamic when it comes to local homes, townhouses and condos for sale. The city and various preservation groups strive to protect historic sites and buildings, while developers look for ways to create new housing for an expanding population. For October’s spotlight, we’ll single out a few of the most enduring homes for sale, while also noting more recent construction.


The home at 1020 Prince Street is a fine example of early freestanding architecture in a neighborhood where it can be a rarity. Built in 1810, the lovely brick home with 3.5 levels was lovingly restored and renovated in 2012, adding new features like a gourmet kitchen and stunningly contemporary baths, while preserving original hardwood floors, moldings, built-ins and millwork. There are four bedrooms, 3.5 baths, seven fireplaces, a basement and nearly 4,000 square feet of living space. The front presents beautifully with the entry to one side and large front windows. The top level has vaulted ceilings and dormers, and there is also large private side garden, a covered veranda, a patio and a two-car garage accessible via the alley. Priced at $2,700,000, this is a true find.


A semi-detached corner townhouse at 100 Queen Street was built in 1998 and recently renovated. It’s hard to distinguish this from a traditional Alexandria antique with its white brick exterior and beautiful gambrel roof. But the four-story home offers all the modern conveniences and amenities, with three bedrooms, 3.5 baths, lavish owner’s suite with a huge sitting room and incredible bath, a private courtyard and spiral stairs leading up to an amazing private roof deck with views of the Potomac River (which is just a block away). Unfortunately, it just went under contract at $1,999,000. But, we couldn’t resist showing it to you.


Representing something new and modern is Unit 605 at The Oronoco. This swanky penthouse has two bedrooms, 2.5 baths, a bonus den and a 2,429 square foot layout. It was originally priced at $2,399,000 but was recently relisted at $2,099,000. Given the hefty markdown, we really thought you should see it—especially given that apartments at this address rarely become available. The Oronoco used to be a Sheet Metal Workers Union Pension building before it was gutted and converted into 60 high-end flats. The U-shaped complex is perched just steps from the Potomac River and Oronoco Bay Park. This unit offers gleaming hardwood floors throughout, giant windows, an open modern kitchen with recessed appliances, and a private terrace with views of the river. Residents enjoy tons of amenities, including a heated swimming pool, clubhouse, gym, 24/7 concierge and dog-washing station.


With a prime Old Town location just a quick stroll from the water, 225 Lee Street is a lovely townhouse with three finished levels in desirable Queen’s Row. Listed at $1,395,000, the home has a classic brick exterior with front bay and gambrel roof, while the interior is showcased with three bedrooms, 3.5 baths, gleaming hardwood floors and 2,472 square feet of living space. The Chef’s kitchen boasts KitchenAid stainless steel appliances, and there’s numerous architectural details throughout. Giant French doors lead out to a wonderful patio. There’s a rooftop terrace with amazing city and river views as well. Two fireplaces, magazine worthy designer baths and two deeded parking spaces are among the many perks for this dreamy home.


There’s no shortage of things to do and see in Old Town. You can take the free King Street trolley to visit more than 180 shops, restaurants and other attractions along the Alexandria’s famous main street. Or just hoof it through fascinating cobblestone streets and old historic alleyways. The walking tours are quite excellent, as are the Potomac riverboats and water taxis. But it’s also a wonderful place to live permanently, with a Trader Joe’s, a Whole Foods, movie theaters, farmers markets, dog parks, multiple Metro stations and plenty of quiet greenspaces where you can get away from the crowds. It’s also just six miles from Washington, DC.

Watermark in Old Town


With a prime location along the historic waterfront in Old Town Alexandria, a new chapter in residential living begins. Watermark is a boutique condo development with just 18 upscale homes for sale with floorplans from 2,675 to around 2,900 square feet of living space. Sales prices have ranged from $2,995,000 to $3,595,000. The handsome five story brick building at 205 Strand Street was developed by the IDI Group and designed by Rust Orling Architecture of Alexandria. While the facades reflect Alexandria’s traditions, they are also imbued with modern flair.


Before getting to all the bells and whistles these luxurious condos for sale offer, let’s distill a rather lengthy timeline, reflected through the lens of the City of Alexandria’s maritime history. It’s also worth noting that the developers believe the site to be that of the 1749 Potomac River high-water mark, hence the name.


The shoreline was first settled by the Piscataway Indians in the late 1600s. A century later, a large portion of the waterfront between Prince Street and King Street was purchased by George Gilpin and Jonathan Hall. During their stewardship, the seafloor along the riverbank was filled in with dirt in order to extend the land outward, after which docks were constructed. Alexandria would soon become one of the busiest ports in the nation, and the Watermark site became home to warehouses, merchants and ship suppliers.


The coming years brought extended periods of strife, including a takeover by the British during the War of 1812 and the occupation by Union forces during the Civil War. Property owners eventually reclaimed their land but a massive fire in 1897 consumed the entire block bounded by Strand, Duke, Union and Prince Streets. The DeWilton Aitescheson Coal and Wood Yard was rebuilt at the location that is now Watermark, remaining in business until 1978. Now, some 220 years since this strip of land was “banked out” with dirt, stone and bricks, it is reborn as luxury homes with extraordinary views.
