These sections of Washington, DC date back to its earliest planning and yes, the District has gone through a lot of changes over the intervening centuries. There’s a large inventory of condos for sale in Old City 1 and 2, due chiefly to the fact that it’s really not one or even two neighborhoods. Instead, these are simply historic areas of the city that include communities like H Street, NoMa, Truxton, Shaw and the Atlas District. But does the old city geography really matter when there is such a delightful smorgasbord of real estate listings? This isn’t like some of those fished-out northwestern suburban enclaves, or ultra-trendy hipster neighborhoods like Adams Morgan where so many of the great old row houses have been snapped up.

Simply think of Old City #1 and #2 as being a clearinghouse of amazing listings, starting around $200,000 for studio or one-bedroom condos for sale and climbing all the way to $6.5 million for the Pierce School Lofts—now completely renovated and being offered up for sale for the entire 16 bedroom shebang with classrooms that have been converted into loft units and a 9,500 square-foot owner’s residence that includes its own movie theater—pretty casual, right?

There isn’t a lot in the way of single-family homes for sale in this area, although that doesn’t mean there are none. But realistically, the majority of listings are row houses in a staggering variety of styles—Gothic, Beau Arts, Federal, Richardson Romanesque, porch front two-stories with Mansard roofs and towering four-story mini-castles with spires. Add fantastic old commercial buildings that have converted to reasonably-priced condos for sale and of course, the newer upscale modern concoctions, and you’ve got a whole lot of opportunities, right in the heart of the nation’s capital.
