Shaw Real Estate, Washington DC
From high-end nightlife to incredible homes for sale, Shaw is one of the most vibrant neighborhoods in all of Washington, DC. Located north of Logan Circle and east of Adams Morgan, this historic community also includes parts of both the U Street Corridor and 14th Street with its delectable restaurant row. And while real estate values are on the rise, you can still find some surprisingly affordable deals.
The Shaw community got its name from a young Union officer—Colonel Robert Gould Shaw—who was the son of Bostonian abolitionists and commanded an all-black infantry regiment. After the Civil War ended, the neighborhood became renowned for its African-American culture—Duke Ellington was born and raised here and other jazz greats like Cab Calloway and Pearl Bailey were regular performers along a section of U Street known as the “Black Broadway.” But after the assassination of Dr. Martin Luther King, riots burned through Shaw and other parts of the city, ultimately leading to an era of blight and foreclosures as residents moved away in droves. All that changed over the past decade as a revitalization movement took hold. The resurgence of Shaw real estate for sale has been especially boosted by the rebirth of arts and entertainment, including the restoration of many of the old clubs and theaters.

It should be noted that detached single-family homes for sale only make up a sliver of the real estate market in Shaw. It’s the multifamily dwellings that reign supreme, including beautiful old apartment buildings that have converted to condos for sale, ornate Beaux Arts row houses, repurposed industrial buildings and mixed-use developments featuring upscale living on top of ground floor retail.

Rates in Shaw actually start in the five-figure range for studio and one-bedroom cooperatives in notable old buildings with similarly-sized condos for sale starting in the upper $100s. Prices climb steadily, all the way to over $4 million for a recent closing on a 10-bedroom Gothic row house built in 1887 and sitting on a double lot.
In a time when the Washington DC real estate space is at a premium, developers have recently latched onto a new trend—repurposing old alleyway structures into new condos for sale.
