Suitland, Maryland has been attracting attention lately through a concerted economic revitalization program with strong support from county and federal government. This town of about 26,000 residents doesn’t offer much in the way of garish custom homes for sale but what it does have is perfectly nice residences for far below average prices. It also has a very intriguing location—about a mile from the Washington, DC border.

Dating back to early colonial plantations, Suitland was named for an 800-acre estate built by Samuel Taylor Suit. For many years, the village was also a summer getaway destination for Washington mucky-mucks. During the early 1900s, residential development began to slowly shift from farm properties to modest single-family homes for sale—often small cottages or bungalows.

In 1941, with the need for expanded office space, the federal government bought up large parcels of land and built the Suitland Federal Center. The huge complex is still in use today, housing administrative offices for the Smithsonian Museum and agencies such as the National Maritime Intelligence-Integration Office. And while most offices are located in sprawling utilitarian-style buildings, the U.S. Census Bureau is houses in an original Colonial Revival home. Oh, the quirks of government. More About the Suitland Real Estate Market

Real estate prices climbed sharply in Suitland in the early 2000s, and plummeted just as fast when the national real estate downturn hit around 2008. Values have been rising again since 2012 but at a much more gradual level. As a result, homes for sale are offered at highly competitive prices. There are still a number of short sale and foreclosure opportunities, both for single-family residences and condos for sale. The latter category includes low-rises, row house-style townhouses and converted garden apartment complexes from the 1940s.  

The majority of Suitland real estate listings are detached single-family homes for sale, starting around $100,000 and generally topping out around $350,000. Styles include Colonials, Victorians, Cape Cods, Craftsman, Ramblers and Split-levels. As part of Prince George’s County’s ongoing stimulus efforts, distressed properties are being purchased and offered to first-time buyers with incentives.

Also of note is a new Town Center project that will further stimulate growth through mixed-use residential, office and retail space. With a mixture of new smart growth programs and highly affordable homes and condos for sale, Suitland offers great opportunities for new buyers who have been priced out of Washington Metro’s more expensive neighborhoods. It’s also a town ripe for investors.
