Capitol Hill is considered the epicenter of Washington, DC, and for that reason, the innermost corners of its four quadrants meet at the Capitol building. Crossing the river, you’ll find the aptly named Anacostia, along Historic Anacostia. Originally developed for Navy workers, the community went through an era of decline but has rebounded with affordable row houses, duplexes, bungalows and even some larger Colonials. The stock of Craftsman homes and row houses for sale is noticeably lower now, than during the first years of Anacostia’s resurgence.
Other communities on the eastern side of the river include Bellevue, Benning Ridge, Fairfax Village, Fort Davis Park, Fort Stanton, Garfield Heights, Hilldale (not to be confused with Hillandale in DC NW), Hillcrest, Penn Branch, and Woodland.
Much of SE is in DC’s Ward 8—considered to be one of the District’s most economically challenged areas. Neighborhoods are transitioning more slowly here, with some of Washington’s lowest-priced properties, as well as low-income rentals.
That said, Hillcrest, which is actually in Ward 7, is considered one of DC’s better kept secrets—a pleasant suburban community with a higher elevation than its neighbors, and located near the Maryland border.
