16th Street Heights Real Estate, Washington DC

Not many years ago, 16th Street Heights—also spelled “Sixteenth” for those who care about such things—was referred to as a “sleeper neighborhood.” Nestled against Rock Creek Park in northwest Washington, DC, 16th Street Heights real estate for sale has gained in popularity since then. You can still find a diverse smorgasbord of great homes for sale but prices have climbed considerably. 

The traditionally blue collar neighborhood of 16th was once the site of the massive Maple Grove Farm. In the 1850s the land was purchased by a prominent DC horticulturist and landscape architect named John Hennessey Saul who decided to subdivide and develop the land, calling it Saul’s Addition. One of Saul’s quirks was establishing zoning laws requiring that homes for sale in his fledgling community be of the detached single-family variety.

That’s not to say there are no commercial structures or multifamily dwellings in the 16th Street Heights neighborhood. To the contrary—you’ll find a number of porch-front row houses with Mansard roofs, as well as old Art Deco apartment buildings that have converted to Washington DC condos for sale. But, they tend to be situated around the neighborhood’s borders.

Homes for sale in 16th Street Heights start around $200,000 for small condo units and climb to around $900,000 at present, with the majority existing in a solid mid six-figure range. For those socially responsible buyers who’ve been priced out of Logan Circle and wish to spend weekends fixing up a cute bungalow and taking the rescue mutt to the park, you can still do that—but the opportunity now comes with a heftier mortgage.
