Waverly Hills is centrally located, bordered by Lee Highway along its northern edge, N. Utah Street to the east, I-66 to the south and N. Glebe Road along its western fringe. Much like adjacent neighbors Cherrydale and Lee Heights, the land once belonged to long ago farms, orchards and grazing land for cows. That finally changed in the early 1930s when land was purchased, subdivided and platted for development.

Home construction in Waverly Hills was a slow and steady process, which allowed for numerous architectural styles as well as a number of speculative builders. That building process slowed around the 1960s but still continued. In fact, it’s still going on today in the form of teardowns and major overhauls.

The vast majority of properties in the neighborhood are detached single-family homes, including a sprinkling of old farmhouse styles, Colonial Revivals, Craftsman, Cape Cod and some cute brick cottages with gabled roofs and large chimneys—these the work of some long-forgotten builder who must have had a penchant for them. There’s also typical mid-century forms like Ramblers and Split-levels, as well as newer Arts & Crafts houses.

There’s also some condos and townhouses in the northern part of the neighborhood, especially along Lee Highway. The majority of these were built during 1960s and 1970s, although there are some newer developments as well. Condos for sale start in the low six figures and can climb as high as $800,000 for large, luxury townhomes. Single family homes tend to range from around $700,000 to over a million. But as noted above, finding available properties can be challenging.

There’s a real neighborly feel in Waverly Hills. People get together for holiday events, yard sales and the like. The Waverly Hills Civic Association was founded in 1952 and is quite active, including a neighborhood conservation working group. There’s even a local arts scene! As for dining and retail, residents are close to the delightful Shops at Lee Heights, and can also head south to the trendy Rosslyn-Ballston Corridor.
