One of the more recently built residential mixed-use projects is The Renee Condominium—a four-story building with 18 one and two-bedroom condos and ground floor retail. Located at 1629 L Street NE in Washington, DC’s up and coming Trinidad neighborhood, the condominium—built at the site of a former parking lot—was delivered in 2010 by the UrbanLand Company.  

At the time of the building’s inception, the developers positioned these affordable condos for sale as being part of the vibrant H Street Corridor and Atlas District. They weren’t far off the mark—The Renee is just a few blocks north, at the corner of L Street and Bladensburg Road NE. And, in fact, the ground floor retail space is sometimes used for pop-up parties and events promoting art and fashion events associated with H Street.

Condos for sale generally list in the $200s to low $300s, making them some of the most price effective in the area. You’ll get hardwood floors throughout, with nicely appointed kitchens that offer granite counters, stainless steel appliances. Residents also get washer/dryer stacks and extra storage. These aren’t the most luxurious or unique properties around, but they provide a chance for first time home buyers, and those who are priced out of other neighborhoods.
