With its Old World charm and an ideal location, the Presidential is a luxury co-op building in the heart of Washington, DC's Dupont Circle neighborhood. Built in 1923, the historic eight-story structure is home to 42 residences with a very wide variety of sizes and layouts. The building is featured in James Goode's notable coffee table book Best Addresses which chronicles the best of Washington s early grand apartment buildings.

The Presidential was commissioned by socialite Clara R. Dennis and designed in the Adamesque style by Appleton P. Clark. The building with its imposing edifice and circular front drive is just three blocks from the White House and was conceived by Dennis as a place suitable for cabinet members in the Harding administration. The wealthy widow believed that smaller adjacent apartments could be combined and customized to suit the needs of the politicians and their families. Living in Style at the Presidential

You'll be greeted by a doorman at the Presidential with its front colonnades and distinctive bays. The lobby is like a trip back in time with an exquisite ceiling, black and white marble floors, and fluted Doric pillars. The co-ops themselves range from one to three bedrooms. There were originally a handful of bachelor units without kitchens but those have since been converted to junior one-bedrooms. There were also plans for massive, customized residences with up to 14 rooms, but if those sprawling abodes ever did exist, they were later subdivided. The grand apartment building at the corner of 16th and L Streets was purchased by the Edmund J. Flynn Company in 1959 and converted into cooperative ownership. There have been numerous upgrades since that time, including the installation of central air conditioning in all units. Current floorplans typically range from around 477 to 1,700 square feet of living space, with the smallest former bachelor units measuring around 350 square feet.

While the Presidential retains its distinctive vintage flavor, the various co-op interiors have often been remodeled over time. The result can range from faithfully renovated vintage details such as ornate crown molding, beautiful wood floors, and delightful alcoves, to modern showcases with open layouts and impressive chef-style kitchens. While many cooperative buildings are loathe to allow pets, this is not the case at the Presidential where cats and dogs are welcome. In addition to the doorman, there is also a staffed front desk, a roof deck, laundry facilities, and extra storage space.
Dupont Circle and Downtown DC

Residents at the Presidential enjoy a terrific location. The building is at 1016 16th Street NW between L and L Streets. That places it at the southern edge of Dupont Circle and also in the northern part of the Downtown DC area. Lafayette Square and the grounds of the White House are just a few blocks away, while Farragut Square and McPherson Square are even closer. This is all part of the original mapping of the city, with the L'Enfant Plan from 1791 calling for numerous public squares, circles, and other greenspaces where citizens of the day could congregate and socialize.
