The Otis Condominium, also known sometimes referred to as The Otis Flats, is a new residential development in the Petworth neighborhood. Although the developer—Fortis Companies—refers to the complex as being in the Columbia Heights/Park View neighborhood, it is indeed within the Petworth boundaries—albeit close enough to the other communities to allow for some creative fudging.
Located at 809-811 Otis Place NW, this U-shaped building was originally constructed in the early 1940s with a boxy Art Deco style. In recent years, however, the building was abandoned and deemed blighted by the city. The developer, along with noted architect Jeff Goins of PGN Architects set about gutting the structure and creating 23 affordable condos for sale with all new modern interiors and quality materials.
At the same time, Fortis and PGN also collaborated on a restoration of an abandoned 1905 four-unit building right across the street at 912 Otis Place.

But then the developers decided to get cute and name the two developments “The Otis” and “The Redding”, after the legendary singer who died in a plane crash in 1967. As an article in “The Washingtonian” pointed out in 2013, the attempt at branding was more than a little awkward, especially given that the music giant never lived in the DC area.
Regardless, the renovation turned out just fine, with one-bedroom condos for sale listing in the $300,000 range. Offering modern style and luxury at an economical price, these condos have hardwood floors throughout, open spaces, all-new windows and designer kitchens with Silestone countertops, glass tile backsplashes, and Frigidaire stainless steel appliances. Models run from 541 to 630 square feet.
There’s also Elfa bedroom closet organizers, washer/dryer stacks, a bike room, and a private landscaped garden with a gas BBQ grill. The Otis condos are just a few blocks from the Petworth/Georgia Ave Metro station. There’s also tons of hip bars and eateries in a neighborhood that has been rapidly revitalizing in recent years. Those include The Coupe, Meridian Pint, Kangaroo Boxing Club, Fish in the Hood, DC Reynolds and many more.
