THE FOLD | CONDOS FOR SALE | SHAW
Located at 1999 9 1/2 Street NW, Washington, DC 20001
With a hip boutique feel and a great location in Washington, DC’s vibrant Shaw neighborhood, The Fold offers 30 stylish condos for sale in one and two-bedroom layouts. The new construction project from developer Community Three, is located at the Grimke School redevelopment and is part of a multi-phase ongoing process which includes renovating and retrofitting structures through a design that merges the sensibilities of old and new. The architects are Torti Gallas + Partners, who will ultimately relocate their current Silver Spring offices to the new site. Other luxury condos for sale in the DC Metro area can be found here.
Sales prices for new condos start in the mid-$400s for one-bedroom models, climbing to around $699,999 as a starting price for two-bedroom apartments. The six-story building is located near the corner of 9 1/2 Street and U Street, and is part of a mixed-use redevelopment that has been in the planning stages for nearly a decade. There will also be a 40-unit luxury apartment building, as well as the existing African American Civil War Museum, plus ground-level retail, and live-work creative spaces with studio storefronts.
Features and Finishes
From the outside, the condo building has a modern cubist-inspired look, with interiors also invoking a cutting edge sensibility. The residences start on the third floor, and feature hardwood floors, solid wooden doors, oversized windows and open space layouts. Another interesting component is the built-in work stations, with the developers citing the ongoing trend toward working from home. Many of the units also have private balconies. The Fold was designed with green and smart technology, including Energy Star upscale appliances and Low-E insulated windows.
The open gourmet kitchens feature Silestone counters, porcelain tile backsplashes, under-cabinet lighting and Kohler fixtures. All units have full-sized front-loading washers and dryers, and bedroom closets come with Elfa organizer systems. A lobby, elevator, ground floor retail, keyless and secure fob entry, and a vegetative green roof will also be part of the appeal. The 9 1/2 Street District will have an emphasis on culture, energy and creativity, with new cafes, art spaces and businesses that reflect a vibrant energy.
Living in the Shaw Neighborhood
The Fold is part of a large and vaguely triangular parcel of land, where U Street, Vermont Avenue and 9 1/2 Street all come together. It’s a choice location in the heart of the historic Shaw neighborhood, at the eastern end of the exciting U Street Corridor. The legendary DC9 Nightclub is just steps away, as is Service Bar DC, Unity Lounge, 1914 by Kolben, and Appioo African Bar & Grill. The 130-year old main Grimke School Building has been turned into a museum, and the African American Civil War Museum is now housed in the old school gymnasium.
This is an extremely walkable neighborhood with a Walk Score of 99. Whole Foods, Trader Joe’s and Yes! Organic Market 14th Street are all nearby. The U Street Metro station is just a few blocks away with both Green and Yellow Line service. First known as Uptown, Shaw was later renamed for Col. Robert Gould Shaw, a son of Boston abolitionists who commanded the all-Black 54th Union regiment, dying during a Civil War battle at the age of 25. The Shaw community was a national center of Black arts, culture and music during the late 19th and early 20th centuries, with U Street itself known as Black Broadway.
