Stratford, VA Homes For Sale
If you’re craving a stunning waterfront home for sale in the DC Metro area, look no further than two side-by-side neighborhoods sharing a common name. Stratford on the Potomac and Stratford Landing in the southern part of Alexandria are surrounded on three sides by water, with the Potomac River curving around the northeastern side and Little Hunting Creek continuing inland from the southern perimeter.
These lovely sister subdivisions are generally considered one community, and are part of the larger Fort Hunt area. This portion of Alexandria is also part of Fairfax County, rather than the independent City of Alexandria.
Stratford is located on land once belonging to George Washington’s legendary River Farm. Indeed, our nation’s first president owned 8,000 acres along the river with other properties including Muddy Hole Farm, Dogue Farm, Woodlawn, Union Farm and Mansion Farm. Put them all together and they formed the massive Mount Vernon Estate.

But apart from a few historic properties, residential development here didn’t really happen until the late 1940s, continuing at a fairly steady pace for the next 20 years and slowing down thereafter. While the majority of construction occurred during the mid-century period, there have still been residences built since then, often teardowns that have given way to huge luxury waterfront homes for sale.
The real estate market is geared toward detached single-family properties, with a wide array of styles. Those include a myriad of different Colonial subsets, plus Cape Cod, French Country, Mediterranean, English Tudor and some contemporary designs. Split-levels are common, whether traditional or possessing some modernist details such as wide overhangs. Homes for sale have recently started around $500,000 and climb to well over a million dollars along the water.
With its lush parklands and river views, Stratford on the Potomac and Stratford Landing offer a peaceful getaway from more urban areas while still allowing an easy commute. George Washington Memorial Parkway hugs the coast and connects with Old Town and the Capital Beltway further to the north. Local schools include Stratford Landing Elementary.
