Located in the western portion of the City of Alexandria is the historic neighborhood of Seminary Hill. It’s indeed a hilly area—the highest elevation in Alexandria. It’s also a good-sized community with about 23,000 residents and a charming blend of detached single-family homes, condos and townhouses for sale.

Seminary Hill is generally bordered by King Street to the northeast, N. Quaker Lane to the east, the Capital Beltway and Holmes Run Parkway to the southwest and the I-395 to the northwest. But there are also a number of smaller subdivisions within the Seminary Hill area, such as Varsity Park and Dalecrest. Neighboring communities beyond the Seminary Hill borders include Cameron Station, Lincolnia and Clover-College Park

There’s some deep history here, dating back to early colonial farmers. The Civil War era brought new changes, with Fort Ward being built in 1861. The large Union Army installation occupied high ground between Braddock Road and I-395, and was intended to help protect Washington, DC. These days, Fort Ward is a museum and park with some well-preserved artifacts including cannons.

Some older residential properties have also survived the tests of time, including a large estate built in 1856. Also present are some non-traditional designs, such as a large two-story home built in 1939 by one of Frank Lloyd-Wright’s apprentices. The house displays an interesting combination of Art Moderne and modernist design architecture.

The 1950s ushered in a new wave of development, with home construction continuing all the way to the present. Among the varied home styles are Colonial Revival (and all the subsets), Cape Cods, Ramblers, split levels, mid-century contemporary and newer custom homes. There’s also a fair number of condos and townhouses for sale, from older brick garden apartments that have gone condo to newer multi-story luxury townhomes.

Real estate prices here have a wide range, from the low six figures all the way to around $3 million. Locals have lots of amenities to enjoy, including greenspaces like Ben Brenman Park and Cameron Run Regional Park, a farmers market, and the Port City Brewery with its incredible array of craft beers. There are also shops and restaurants along Duke Street.

With Arlington to the northwest and Old Town Alexandria to the east, Seminary Hills offers a convenient central location. Commuting is a snap via nearby major highways.
