Bargain hunters searching for highly affordable single-family homes for sale in Washington Metro may want to check out a town that was known for having “a lot of turtles” back in early colonial days. That town is known as New Carrollton, Maryland. Although the community is no longer is home to cute shelled slowpokes, it does have intriguing properties with a median list price of about $250,000.

The first landowner in the area was a man named Ninian Beall, who earned his passage to the new colonies as an indentured servant. Beall completed his service in 1677 and was given a parcel of land. At that time, the village was called Terrapin Thicket, due to “a lot of turtles cavorting in the marshy land.” Do turtles indeed cavort? Beall eventually expanded his thicket to 13,000 acres!

The early terrapin days didn’t result in any kind of major land development—but a prominent figure in Maryland horse racing named Edward Mahoney did built a large estate on land once belonging to Beall. After Mahoney’s death in 1957, the land was purchased by a developer named Albert W. Turner who created the city as we now know it, in response to the need for housing for new baby boomers. Homes for sale in New Carrollton, MD sprung up overnight and within a decade, residential development was mostly complete.

New Carrollton is home to around 12,000 residents, and while single-family houses are in the majority, about 20 percent of the real estate market is comprised of condos for sale.
The super-low prices have a lot to do with Prince George’s County which experienced a substantial slump in the aftermath of the subprime mortgage crisis. Today, list prices are spiking back up—showing double-digit growth annually since 2012. There is still ground to be made up, however, which means a continued buyers’ market.

Although it is now officially a city, New Carrollton is small in size and has a mostly suburban feel, except for its downtown center which features some interesting modern curvilinear commercial structures. Most of the businesses, including restaurants, shopping and entertainment, are along Annapolis Road, with the local Metro station a few blocks south at Rte. 50.

Condos and townhouses for sale in New Carrollton are primarily located near the community’s southwestern border, with prices starting in the five-figure range. These were mostly built in the early 1960s. Detached single-family homes for sale typically start in the low six figures and don’t often climb past $350,000. You’ll find lots of Ramblers and Split-levels, plus Colonials and Capes. Mo more turtles, but very low real estate prices.
