Stretching along the western banks of the historic Anacostia River (and on the opposite side of that river from the Anacostia neighborhood), this intriguing community has been in a transitional mode for the past decade and continues with a busy pipeline of new construction and emerging sub-divisions such as The Yard which offer luxury living, dining, shops and more.

Once the nation’s biggest military shipyard, the Navy Yard diversified into armaments manufacturing and eventually downsized into administrative offices. By then, 165 years of industrial pollution and rampant urban decay had taken their toll. A subsequent Superfund river cleanup project transitioned into the redevelopment of the neighborhood. The federal government and military still maintain office space here but on a reduced scale.

Homes and condos for sale at Navy Yard are a mixture of mostly new construction, along with some old row houses in the 8th Street Historic District. Navy Yard real estate prices generally start around $300,000 for one-bedroom condos and escalate from there—topping out at over a million dollars. While there’s not a huge inventory of active listings at present, that will change as new development projects come to market. Washington DC's Navy Yard embraces the live, work and play model—combining upscale apartment rentals, condos and townhouses for sale with office space, retail and entertainment. Residents and visitors can stroll along the Riverwalk Trail, watch baseball at the new Washington Nationals Park, ice skate and shop at Canal Park or enjoy drinks and dinner at any number of new restaurants, including Osteria Moroni, Kruba Thai & Sushi, Bluejacket Brewery, Agua 301 and Lot 38 Espresso Bar.

Development Around Washington DC's Navy Yard

New community developments continue to spring up, including Florida Park and The Yards Factory 202—the latter will feature a modern structure perched right on top of an old brick military factory. There are also upscale rentals at places like the Foundry Lofts. It’s hard to keep track of all the new construction—the Navy Yard along with Capitol Riverfront is part of a sweeping southeastern DC initiative that aims to transform a large area between Capitol Hill and the river.

In this way, the Navy Yard is also quite similar to the Southwest Waterfront to the west, which is also going through a massive redevelopment with The Wharf and other new projects. 

A Harris Teeter grocery will open in the fall of 2014 and a 330-unit residential building with a ground floor Whole Foods recently began construction. There will also be a high-end movie theater combined with 600 residences in The Yards subdivision, as well as new a 13-story, 300-plus residential unit building that will be constructed on top of the Navy Yard Metro.
