Montclair, VA Homes For Sale

Home buyers seeking solid value for their dollars should check out Montclair, Virginia. Abutting the massive Prince William Forest Park and surrounding a large man-made lake, this charming community was recently listed in CNN Money as one of America’s best small towns. It also offers a nice array of homes for sale at remarkably affordable rates.

Bordering the I-95 and close to the Potomac River, Montclair shares common history with its next-door neighbor, Dumfries. During the Revolutionary War, George Washington and his Continental Army along with French forces led by General Rochambeau, built a route for supply wagons, artillery and soldiers that ran through both communities. A section of the old cartway, now known as Dyers Road, ends behind Montclair’s elementary school. For more information about Montclair, VA homes for sale, check out the MLS listings below:

More About the Montclair Real Estate Market

But what about modern day real estate properties? Condos for sale are mostly made up of Colonial-style townhouses and start at around $200,000. The larger portion of the market is made up of a nice selection of detached single-family homes for sale, ranging from old Victorian farmhouses to newer custom homes. In between are a lot of 1980s era Colonials in various subsets, including boxy bricks, clapboard “farmhouses” with wide ront porches, and even Dutch styles.

As for the affordable rates that were mentioned, single-family homes for sale typically exist in a narrow range between $300,000 and $500,000. Plus, there’s the town’s centerpiece—Lake Montclair which was created by the damming of Powell’s Creek. Residents enjoy boating, fishing and swimming and those who score a house with dock rights and water views enjoy it even more.

This is a town that’s big on community spirit and organized activities, thanks to an active home owners association. Many of the events revolve around lake life, including Fourth of July fireworks that are shot off over the water, and the annual Montclair Day. There’s also a popular local country club with golf and tennis. With homes and condos for sale listing for far less than many other Washington Metro communities, Montclair is well worth a look.
