Mid-Rise Condos for Sale (5-8 floors)

If you’re perusing condos for sale in the Washington, Metro region, there is a good chance your search will include a healthy dose of mid-rise buildings, those being defined as between five and eight stories high. From DC itself and all its many neighborhoods, north to Bethesda, Maryland and across the Potomac River to Alexandria and Arlington, Virginia, mid-rise structures are seemingly everywhere

The reason for the proliferation isn’t complicated. There has long been a height restriction in Washington that doesn’t allow for skyscrapers. More recently, an update to the International Building Code made it easier for developers to erect new light-framed structures up to eight stories high. There’s also a plethora of older buildings that are historically significant, thus preventing them from being torn down. The obvious solution is to transform them into upscale condos for sale, combining lovely old architectural facades with new modern interiors and amenities.

More About Mid-Rise Condos for Sale

Whether it’s a matter of permitting, budgetary restraints, or the fact that many buyers simply prefer to live in a smaller and more intimate boutique building, mid-rise condos for sale in the Washington, DC area are highly popular.

Putting aside the specific element of height, there’s a wide range of available styles. Wardman Tower in Woodley Park is a grand old classic originally built by Harry Wardman, and more recently renovated by Deborah Berke Partners with stunning oak herringbone floors, Henrybuilt kitchens and marble baths.

The highly coveted Georgetown neighborhood is home to 3303 Water Street, perfectly located between the Potomac River and the C&O Canal. Also in Georgetown is the very swanky Residences at Harbourside, with a very small number of units, and incredible up-close views of the river.

You’ll find both high-rises and mid-rises on the other side of the Potomac. The Oronoco in Old Town is a fascinating adaptive reuse of the former Sheet Metal Workers Union building, which was gutted and transformed into a highly modern luxury condo address, by noted architect Shalom Baranes Associates. MUSE is a brand-new boutique building in North Old Town. In addition to its 73 luxe residences, MUSE is also the new home of Alexandria’s Art League.

The list goes on and on, with one major commonality, that being the specific number of levels. The choices are certainly varied, however, from small boutique developments with a handful of units to larger full-service condo communities with 24/7 front desks, gyms and even swimming pools.
