Just to get an idea, a recent sampling of active listings revealed these gems: An incredible, stately columned Colonial manor built in 1908 with circular front dive, massive stone fireplace, swimming pool and much more, with an asking price of $799,950; or, a beautiful, large four-bedroom classic Craftsman home built in 1920, listing for $484,900. Or how about a recently remodeled 1980s era five-bedroom Colonial with a wide front porch for just $349,500?
So what’s the deal in Manassas? It basically boils down to this—a construction boom fueled by a concentration of Fortune 500 companies happened to collide with the nation’s real estate crisis around 2006. Fears about employment caused potential high-end buyers to put a pin in their plans—too many homes and not enough buyers created a perfect storm of plunging prices. More About the Manassas Real Estate Market
The real estate market in Manassas started climbing back in 2009 but its growth curve hasn’t been as sharp as other parts of Virginia. There is still a huge inventory of both single-family homes and condos for sale, resulting in a continued buyers’ market.
This charming city played an important role in the Civil War due to the junction of two strategic railroad lines—control of which were sought by both the Union and Confederate forces. This resulted in the Battles of the First and Second Manassas (Bull Run). The city was rebuilt and officially founded after the end of the war and since 1892, has been the county seat.
You’ll find a lot of everything in the local real estate market. There are plenty of historically significant homes for sale, especially in the Old Town section which centers on Main Street. There is also a glut of newer construction, including some truly impressive custom homes. Condos for sale also play an important role, from entry-level flats to luxury townhouses.
Prices start around $125,000 for two-bedroom condos and top out around $850,000 for the largest of custom homes. In-between is a wealth of possibilities, including some detached single-family homes for sale in the $200,000 range. These bargains won’t last forever, but for now, Manassas presents a very intriguing real estate marketplace.
