Manassas Park is an independent city of about 14,000 residents, immediately adjacent the county seat of Manassas, Virginia. Like its larger sister city, this community has a large inventory of homes for sale at prices that are markedly lower than many other parts of Washington Metro.

The real estate market here took a sharp hit here in the mid-2000s. Things got even worse when one of the city’s major employers, Colgan Air, was acquired by Pinnacle Airlines in 2007. Pinnacle itself eventually filed for bankruptcy. And it didn’t stop there—other employers downsized, real estate buyers stopped buying and a wave of foreclosures began.

The market has been climbing back rapidly over the past couple of years with double-digit annual growth. But, homes and condos for sale are still at a sharply undervalued level.

Don’t however, assume that the reduced prices and short sales are indicative of blight, decline or distressed properties. Indeed, drive through this perfectly pleasant large suburb and you’ll see beautiful homes, manicured lawns and all the other indicators of what one would normally assume is a typical northern Virginia suburb. Condos for sale in Manassas Park start around $160,000 for two-bedroom units and climb modestly, with a large number of townhouses listing in the $200,000 range. You can even find some brand-new multilevel luxury townhomes for around $300,000—these being the type of upscale row house pads that you’ll see listing in other parts of the region for at least twice the price.

 As for detached single-family homes for sale, prices start in the $200,000 range and generally top out at less than $500,000. In the middle is a rather incredible collection of four and five-bedroom Colonials, often listing for around $300,000. 

Simply put, you can get a lot of bang for your buck in Manassas Park. These prices won’t last forever—they simply can’t. When coupled with the real estate market next door in Manassas, this is an area that is ripe for a continued swarm of bargain-starved buyers. Once the feeding is over, values will shoot through the roof.
