In Washington Metro’s densely populated urban landscape, luxury and modern condos for sale that boast water views, are in high demand. It’s no accident that coastline communities in DC, Alexandria, and Arlington have seen so much new development in recent years. Living anywhere close to the water is a nice but having a glittering view from your own windows or terrace, is even better.
When you look at a map of the Washington area, you’ll see a Y-shaped body of water as the Potomac River progresses north and to the west, forming a border between Virginia on one side and DC and then Maryland on the other. The east side of the branch becomes the Anacostia River. Also notable is the Washington Channel along the Southwest Waterfront.

There are numerous Washington Metro communities located near the Potomac River and the Anacostia, not to mention their bays and tributaries. There are also homes and condos for sale near lakes, ponds, and reservoirs. Neighborhoods highlighted below therefore, should not be considered a complete or exclusive list. That said, the list does feature areas where you’re likely to find a sizeable number of luxury choices.
Old Town Alexandria is the city’s historic seat, dating all the way back to the colonial era when docks and warehouses dotted the coastline, providing essential transport for both imports and exports. These days, the cosmopolitan community is one of the nation’s most population destination places. Luxury condos with water views include the very modern Oronoco with its giant windows and large private terraces. The recently completed Robinson Landing is perched right on the waterfront and includes both flats and townhouses.
Rosslyn is known as the Gateway to Arlington and was once home to a ferry landing that provided transportation for farmers and merchants who would bring the wares across the Potomac River to Georgetown. Notable condominiums include the aptly named Waterview as well as Turnberry Tower with its many amenities and direct elevator service for most units. Not far away is the newly completed Pierce at Highland, with resort-style luxe living and private balconies for soaking in city and river views.
On the other side of the river is Georgetown, one of the oldest and most celebrated neighborhoods in Washington, DC. This is the home of Georgetown University, with endless options for dining, culture and entertainment. The new Georgetown Waterfront Park is a highly popular place with its fountain, gardens, and the river itself. High-end condominiums such as the Ritz-Carlton Georgetown and 3303 Water Street are known for their fabulous views. Immediately south is the Foggy Bottom neighborhood, home to the iconic Watergate coops, many of which feature extended balconies with pristine views of the water.
The Southwest Waterfront in DC has deep historic roots and a brand new high end development known as District Wharf, or simple The Wharf for short. Developed by Hoffman & Associates together with Madison Marquette, the exciting mixed-use community includes three new piers, a promenade, and numerous cafes, retailers, live music, movies, and fabulous condos offering views of the Washington Channel along with the Potomac River itself. These highly sought-after new buildings include VIO overlooking the glittering water, next-door Amaris with its twisting façade (enabling a high percentage of views), and 525 Water.
Next-door is the Southeast quadrant and another coastline going through a new development push. That means lots of new luxury condos along with sports, entertainment, food, and other fun. Home to the historic Navy Yard, the community includes the new Yards mixed-used neighborhood, located right on the Anacostia River. Yards Park provides greenspace and water features and is strolling distance from Nationals Park, home of the Washington Nationals baseball team. Among condominiums with great views are the 14-story Avidian, and the new Peninsula 88, positioned at Buzzard Point where the Potomac and Anacostia come together.
