The small Arlington, Virginia neighborhood of Livingston Heights (sometimes spelled Livingtone) flies a little under the radar and that’s just fine with locals. Livingston Heights lies north of Lee Highway and west of the Lee Heights neighborhood. It is also adjacent popular communities such as Old Dominion and Tara-Leeway Heights.
Like much of this area, Livingston Heights’ roots trace back to early farmland. By the early 1900s, it had become platted for individual property lots and residential development. The nascent community was named for Colin Livingstone, president of the Great Falls and Old Dominion Railroad. Also worth noting, 24th Street which is at the center of the neighborhood, was known as Livingstone Road until 1932.

Homes for sale in Livingston Heights were built at a gradual rate over ensuing decades, finally petering out in the 1950s. That said, there has been a more recent mini-trend toward new construction, focused largely on either complete teardowns or substantial renovation and add-ons.
The lengthy period of home building in the neighborhood has resulted in a wide variety of architecture. You’ll find some old farmhouses dating to the early 20th century, Craftsman cottages and bungalows, a number of different Colonial Revival subsets, Cape Cods, brick Ramblers and some interesting hybrid mid-century styles. You won’t find Livingston (or Livingstone) Heights on a lot of maps and its residents tend to appreciate that certain level of anonymity. But that is not to indicate any lack of pride or involvement in the community, or surrounding area for that matter. The Shops at Lee Heights offer eclectic independently-owned businesses. For example, Lemoncello replaced the shuttered Lemon Twist, offering women’s and children’s clothing, while Pastries by Randolph has long offered delectable cakes and goodies.
There’s also a number or nearby parks, an indie art scene and for those interested in hitting the links in style, the exclusive Washington Golf and Country Club to the north.
