But let’s not get too sidetracked by trivia. The eight-story Flour Mill complex was built in 1985, offering an interesting brick exterior design that features terraces set at angles, resulting in a ripple effect. There are 59 upscale residences here with unusually spacious floor plans, running from 1,018 to 2,281 square feet. There have been a number of updates since the condominium was first delivered. The layouts are fairly traditional, albeit with open living areas.

Also worth noting are the contemporary kitchens, thick crown molding and the aforementioned private terraces which are quite large. Plus, units with rear facings overlook the historic canal while front units have terrific Potomac views. Recent listings have been ranged from the mid-six figures to around $1.35 million.

Residents here enjoy a staffed front lobby and concierge service, and garage parking (the latter for an additional fee). It’s not a place with ton of amenities—no pool or fitness center—but the prime Georgetown location makes up for that. The Flour Mill condos are close to top shops and restaurants, the Waterfront Park and the Foggy Bottom Metro Station with Orange Line, Blue Line and Silver Line service.

Living Along the Georgetown Waterfront

The Flour Mill condo building with its International-style architecture and triangular balconies is ideally located along the riverfront. In fact, residents are just a half block from the Georgetown Waterfront Park. The scenic greenspace is the result of a decades-long effort by locals to transform the waterfront into a national park, thus preserving it from commercialization and over development. The park was completed in two phases, in 2008 and 2011.

Today, Georgetown Waterfront Park features a fountain, a promenade for strolling along the river’s edge, terraced levels leading down to the water, rain gardens and an overlook area as well as large grassy expanses. The Flour Mill condos overlook the park and the river to the west.

The building is also directly adjacent the historic C&O Canal to the east. The canal operated from the mid-1800s until 1924, with wooden boats towed through a series of locks with long ropes tethered to horses who would trot along the old tow paths. The canal was chiefly used to carry coal shipments, and was conceived by George Washington. It’s now a part of the national parks system and a wonderful place to walk, with the paths and locks preserved. There are even canal boat rides on replica boats! Those who enjoy walking and bicycling will also appreciate Capital Crescent Trail which also runs parallel the river, all the way north to Silver Spring.

Residents at Flour Mill are also super close to the Key Bridge Boathouse and the Washington Canoe Club for boating activities on the river. There’s also the myriad of cafes near the water, shops and other neighborhood attractions. Among restaurants within strolling distance are Kintaro, Filomena Ristorante, The Sovereign, Mr. Smith’s of Georgetown and the always awesome Luke’s Lobsters.
