East Falls Church is one of Arlington’s most popular neighborhoods and one that going through an interesting evolution. At issue is a desire to preserve a level of history and small-town charm, while still accumulating a certain sense of convenience and commercialization. But apart from the balancing act so prevalent throughout Washington Metro, one thing remains a constant in this community of about 6,100 residents—a highly appealing blend of homes for sale.
The neighborhood is tucked into a corner where the northwestern and southwestern Arlington boundaries meet. It was originally part of the town of Falls Church in Fairfax County from 1875 to 1936. That was before East Falls Church petitioned to rejoin Arlington. Such are the vagaries of geography and history throughout the region.

This oldest part of the neighborhood, where you can still find homes dating to the late 1800s, is referred to as the East Falls Church Neighborhood Center District. It’s right up against the border and adjacent Benjamin Banneker Park, East Falls Church Park, and the East Falls Church Metro. The Metro line is somewhat different from those in areas such as Ballston, Clarendon and Courthouse, however, in that it’s located in the median of the I-66. This has made it difficult to redevelop in a typical transit-oriented manner. And this leads back to the issue of the town’s search for balance.
Currently, the county is seeking to preserve old homes and historic values by creating unobtrusive natural open spaces that will meld with low-density mixed use development, including shops, restaurants and a grocery story. Meanwhile. Residential development that occurred after East Falls Church became part of Arlington, radiated out from the old district, with homes for sale built in the late 1930s, the 1940s and 1960s. You’ll also find newer construction as well in the form of teardowns and remodels, resulting in large upscale residences.
There’s a delightful blend of architecture in the community, including Queen Anne, Craftsman, Colonial, Cape, Tudor and midcentury contemporary designs. There’s also a significant number of condos and townhouses for sale in the community, many of which can be found around the junction of Lee Highway, Fairfax Drive and I-66. Prices in East Falls Church range from the mid-six figures to well over a million dollars.
