Long known as Arlington’s “Main Street”, the Pike, also known as Route 244, extends from the Pentagon all the way to Annandale in Fairfax County. The grouping of neighborhoods generally associated with the corridor, however, includes Alcova Heights, Arlington Heights, Barcroft, Claremont, Columbia Heights, Columbia Forest, Douglas Park, Penrose and a small residential neighborhood known as Columbia Pike that encompasses just a fraction of a square mile. Further west are neighborhoods like Bailey’s Crossroads and Annandale.
The Columbia Pike Corridor was first chartered in 1801 and has long been a major thoroughfare. There used to be streetcars here but by the 1940s, the area had become suburbanized with a heavy reliance on automobiles. As a commercial shopping district, there seemed to be no issue with motoring back and forth. However, in the early 1970s, other Virginia neighborhoods were treated to the arrival of the Metrorail, while the Pike was left out. This created a negative ripple effect, eventually leading to a period of economic decline.
The emergence of the Columbia Pike Revitalization Organization (CPRO), motivated by grassroots neighborhood organizers, changed everything. Today, this is an area teeming with new development—restaurants, shops, arts & entertainment and a lot of new condos for sale. There was hope and plans for a long-awaited electric streetcar line to further boost the corridor. But those plans were ultimately scuttled.
Regardless, the communities on both the north and south sides of the Columbia Pike have seen a welcome spike in real estate values. Each of these enclaves has its own characteristics, including the various types of residential real estate. There are detached single-family houses, World War II-era garden apartment complexes that have gone condominium, townhouses and the new mixed-use developments that are situated right along the main drag. Homes and condos for sale start in the very low six figures and climb to the upper six figures.
