One of the westernmost communities along the Columbia Pike corridor, Columbia Forest offers a nice array of homes and condos for sale in a reasonable price range. The makeup of the neighborhood is primarily detached single-family properties, but there are also condos and townhouses around the perimeter, including some International-style high-rises.
This pleasant community lies south of Columbia Pike with the neighborhood of Forest Glen on the opposite site of the road. Other boundaries include the Four Mile Run tributary to the east, the Claremont neighborhood to the south and Bailey’s Crossing to the west.

Columbia Forest has an unusual and highly compressed development history. During the run-up to World War II, a numerous garden-style apartment communities were built as housing for the federal war effort workforce. Columbia Forest with its gently rolling and woody terrain, however, was planned as a permanent community rather than temporary apartment housing. And, the homes were intended for higher echelon of Pentagon workers.
Planning for the project began in 1941 and went rapidly into effect, with a large number of single family homes built by the U.S. Army Corp of Engineers between 1942 and 1945, all designed in the Colonial Revival manner. Those residences now comprise a historic district.
After the end of the war, private developers continued building homes for sale. The boom was completed by 1950 though, and since then almost all new construction has been apartments, condos and townhouses. That said, there has certainly been plenty of remodeling of existing older residences. As for prices, the range starts in the low six figures and doesn’t often climb past $500,000.
This is a pleasant, quiet neighborhood with great hiking trails along Four Mile Run, plus Barcroft Park next-door. Dining and retail isn’t far away—mostly along Leesburg Pike to the southwest, and to a lesser extent along Columbia Pike.
