Houses of worship are not the first thing most web searchers look for when browsing real estate listings. Yet churches for lease in the Washington Metropolitan area are indeed a valid, if somewhat niche part of the marketplace. There typically aren’t as many lease possibilities as there are purchase options, however. That is because most of the available church properties are sold for redevelopment, rather than used as investment rentals. Never say never, however.

Similar to old schools, warehouses, livery stables and other commercial structures from the past, there are a number of churches from days gone by in the Washington Metro region that fall into disuse over time. Perhaps they’re too small, or they become decommissioned. Maybe they were once convents for an order that no longer exists, or they were parishes whose neighborhood flock relocated to other communities over a period of generations. In some cases, churches for lease in the Washington Metropolitan area are simply a matter of a merger or consolidation of a particular Archdiocese, resulting in a surplus of buildings that are rented out to cover overall costs.

But whether it’s the case of historical structures that have been abandoned in DC’s urban neighborhoods or newer buildings in any number of communities in Northern Virginia or Maryland, former churches can serve a multitude of purposes. In some cases, an existing parish may be looking for a new home. Or, a church building may have been purchased, rezoned and redeveloped for some purpose that lends itself to leasing—such as residential living, business offices or a community center.

The District and its surrounding region continues to transition and evolve over time, and church buildings—like all other structures—become part of that flux. The architecture can be simple or grand, and the square footage is yet another variable. At the end of the day, churches for lease are a fascinating and often overlooked piece of the property puzzle in the Washington metropolitan area.
