Often associated with next-door Bluemont to the east, the community of Bon Air in Arlington, Virginia has been rapidly evolving in recent years. The neighborhood is centered on Wilson Boulevard and is well-known for its large, eponymously named Bon Air Park. This is an eclectic area that was once noted for its plethora of small bungalows and kit catalog cottages from the early 1900s. Many of those homes for sale have been either torn down and replaced, however, or built up.
Bon Air dates back to early farmland, with a residential boom occurring after the arrival of both electric streetcars and traditional railroads. The Bluemont Junction was home to three different rail lines, and the Bluemont/Bon Air Walkabout is now named for that terminus, with a network of walking paths and trails connecting various parks in Arlington.

Numbered streets such as 5th, 6th, 7th and 8th run parallel to Wilson, while named streets such as N. Kensington, N. Jefferson and N. Illinois run north/south. The concentration of old cottages has historically been along these numbered streets, so it should come as no surprise to see so many “Arlington McMansions” springing up there. But regardless, you’ll still find a lot of diversity and many old homes, including Victorians, Colonial Revivals and original Sears Craftsmans. Homes for sale have recently ranged from the mid-six to low seven figures.
Wilson Boulevard has played a central role in the revitalization of the neighborhood. Bon Air is just a very short distance from what is considered the tail end of the Rosslyn-Ballston Corridor. But that corridor continues to expand, as more businesses seek to build on the red-hot reputation of nearby top bars, restaurants and boutique retailers.
Residents of Bon Air are less than a mile from the Ballston Metro Station and are also reasonably close to I-66 to the north. There’s a number of good schools in the area, as well as the highly popular Arlington Forest Club with swimming, diving and tennis. Be prepared for a lengthy waiting list, however. Also worth repeating is the large and lovely Bon Air Park with its well-known Memorial Rose Garden.
