Located right on the Potomac River, Bellevue Forest is one of Arlington’s wealthiest neighborhoods, known for its stately homes for sale. The community is further categorized by large lots, plenty of mature trees and an intriguing diversity of architecture, owing to distinct development periods over nearly 80 years.
Bellevue Forest was first platted in 1938 by the Grunwell brothers, with 18 sections established over a period of 20 years. The first 146 lots were between one-third to one-half acre, with curvilinear streets and cul-de-sacs butting up against greenspace and wooded areas. Homes for sale in the late 1930s and early 1940s mostly reflected Colonial Revival and English Tudor styles. There were also some intriguing International and Art Moderne homes built during this period.

After a slow-down for the World War II years, construction resumed, along with the creation of an additional 53 lots. Still more added around 1965. Post-war styles broadened to include Cape Cods, Mid-Century Modern, and even some Ranch and Split-levels. More recently, there has been a smattering of custom construction on the few remaining undeveloped parcels.
Bellevue Forest is bounded by Old Glebe on the northeast, Arlingwood on the north, the Potomac River on the Northeast, Potomac Overlook Park and Donaldson Run to the south and southwest. The area is hilly with ravines and bucolic streams, and known for deer, foxes and other wildlife living throughout the forested areas. The longstanding Bellevue Forest Corporation has resisted efforts for smaller lots or over-commercialization—this is still a neighborhood true to its tradition.
Homes for sale in Bellevue Forest generally start in the mid-to-upper six figure range, and can climb to over $2 million. It’s still a tiny community with about 730 residents. You won’t find any businesses here—it’s strictly residential. Just nice homes, oversized lots, tons of trees and of course, the woodland creatures.
