More About the Arlington South Real Estate Market
First, South Arlington isn’t only about the Pike. But, it’s an obvious talking point so let’s mention those specific neighborhoods—Columbia Heights West, Columbia Forest, Claremont, Arlington Heights, Alcova Heights, Barcroft, Douglas Park, Penrose and the small community of Columbia Pike itself. In a nutshell, this area lacked rail transit for a very long time and finally, an electric streetcar system is coming. There’s a lot more to it than that, but suffice to say that new businesses, condo construction and home values in general are quickly accelerating.
Also worth noting is Pentagon City—an assortment of high-rise office and residential buildings and mall outlets, immediately adjacent the defense department itself. As you might imagine, condos for sale in this community are very popular with Pentagon workers. And just to the east is Crystal City, a remarkably innovative forerunner to the popular “live, work and play” movement, combining subterranean retail and residential superblocks that are home to over 17,000 people!
Arlington South homes for sale have become one of Washington Metro’s fastest moving marketplaces. Prices start around $140,000 for small condos for sale and rise high into the millions for palatial estates. But it’s the middle territory that has created a real buzz, with smaller and mid-sized single-family homes for sale at very competitive prices. The rise in home values has spiked drastically in this sub-market as bargain-seekers snap up Craftsman bungalows, boxy Colonials and cute Cape Cods for affordable rates.
This part of Arlington seemingly has something for everybody, including high-rise luxury condos for sale, antique farmhouses, World War II-vintage garden apartment complexes that have gone condominium and some ridiculously oversized custom homes. This area south of Route 50 is going through a renaissance and that won’t stop anytime soon.
