Home buyers in Arlington, Virginia have plenty of historic properties to pick from, but many are opting for new construction instead. This isn’t really that new of a trend—the continually expanding population has proven the need for additional homes for sale.
That said, some neighborhoods are more prone to new construction than others. It’s really a matter of available land as well as rules governing permits that allow existing properties to be torn down and replaced.
To a large degree, densely populated neighborhoods that are packed with historically protected structures are less apt to yield large numbers of new luxury homes for sale.

In other words, don’t expect new custom cottages. Instead, you’ll find variations on Colonial themes, plus French Country, Mediterranean, Arts & Crafts, Tudor and various Contemporary designs that can best be described as “big and fancy.”
There are also a fair number of Modern homes being built here and there—often designed by prominent DC area architects.
