Arlington Forest is a quiet and gently hilly suburb of Arlington that includes a national historic district. Located just south of Ballston, the community was developed in stages between 1939 and 1948. Home styles here tend to be less diverse than in some other historic neighborhoods, with an emphasis on boxy brick Colonial Revival structures. That said, there are a few other architectural forms in the mix, including Dutch Revival. But for the most part, the real estate market here is comprised of pleasantly upscale brick mid-century homes for sale.

Greenspace is certainly part of the appeal in Arlington Forest, starting with Glencarlyn Park to the south, then splitting into two forks that run north—Bluemont Park to the western side and Lubber Run Park to the east. The earliest homes in Arlington Forest were built in the Southside section, which lies south of Arlington Blvd. North of that same Blvd is the Greenbriar section (to the west of Lubber Run) and the Northside section (to the east of that same greenbelt). The historic district covers portions of each section, and includes about 810 buildings.

Homes for sale in Arlington Forest tend to exist in a fairly narrow price range, starting around $650,000 and rarely climbing past $900,000. This is largely due to the uniformity of sizes and styles in this early master-planned neighborhood. But despite the commonality of cost and style, these handsome homes are quite popular and sought-after.

Residents of Arlington Forest enjoy walk-friendly tree-lined streets, lots of hiking and biking trails, and free summer concerts at the Lubber Run Amphitheater. Another popular feature is the Arlington Forest Club with competitive swimming, diving and tennis. Meanwhile, the Lubber Run Community Center—the oldest in Arlington—is in the planning stages for redevelopment and renovation.

As for retail, dining and entertainment, Ballston Common and Wilson Boulevard are just a few blocks north, while additional options can be found along the Columbia Pike to the south.
