16th Street Heights is a sliver of a neighborhood in Washington, DC’s Northeast quadrant. With single-family homes, row houses and condos for sale, this “sleeper” real estate market has recently turned very active.
The community is roughly bordered by Military Road NW along the northern side, Georgia Avenue NW to the east, Arkansas Avenue to the south, and Rock Creek Park on the western side. Surrounding neighborhoods include Crestwood, Brightwood, Brightwood Park and Columbia Heights.

History of the Neighborhood
The neighborhood was originally part of the 80-acre Maple Grove Farms which was purchased in 1854 by landscape architect John Hennessey Saul. The land was then platted for single-family home development and christened Saul’s Addition.
By the early 1900s, the neighborhood was becoming more diversified—row houses were joining the grand Queen Anne and American Foursquare homes. Low-rise apartment buildings also cropped up around the edges. In time, the community became known variously as East Crestwood, North Columbia Heights and 16th Street Highlands. It is only more recently that the 16th Street Heights tag has stuck.
16th Street Heights Today
The neighborhood has been going through an upward transition of late but it still possesses a certain quirky charm. There’s lots of local pride with an emphasis on home-grown businesses.
Things to do in 16th Street Heights really run the gamut. The Rock Creek Park Tennis Center offers lessons for all skill levels and age groups, with highly competitive league play including pro action—the Citi Open is held each year at the William H. G. Fitzgerald Tennis Stadium.
Meanwhile, there’s an eclectic group of bars and restaurants, such as the Simple Bar and Grill with pub food and ping pong, Gold Coast Café, Highlands with its comfort food, Johanas and more.
